Project Update: Coatesville City Hall + Garage #2 (2026)

April 3, 2026

Today I walked out of Coatesville City Hall after a working meeting with the land development team for our second development project of 2026.

These meetings aren’t flashy, but they’re where real progress happens.

What we did (and why it matters)

The goal was simple: make sure we’re checking every box ahead of the next Planning Commission.

Before you ever see a finished building or a “now leasing” sign, there’s a long list of details that have to be handled the right way—site plans, access, utilities, compliance, and all the coordination that keeps a project moving forward instead of getting delayed.

This step is about reducing friction later:

Confirming we’re aligned with the city’s requirements

Catching issues early (before they become expensive)

Keeping our timeline on track for approvals

Quick note on “Garage #2”

One important callout: don’t check Garage #2 for 2026 (yet).

There are times in development where the smart move is to stay focused on the next required milestone, not get distracted by the next shiny thing. The priority right now is getting this project cleanly through the next commission stage—then we’ll move forward from there with clarity.

The bigger picture

At Flex Unit Pro, we build these projects the same way we run everything: straightforward, practical, and process-driven. No guessing, no hype—just consistent execution so we can deliver contractor-ready flex bays that actually work in the real world.

More updates soon as we move toward the next Planning Commission meeting.
